If there’s one thing the Town of Monument isn’t short on, it’s places to get coffee.

With the approval of the Final PUD in Monument Marketplace North, Monument should be the home of a new Ziggy’s Coffee location. The approval came during the Monument Town Council’s regular meeting on Sept. 3.

The location regarded Lot 4 specifically, addressed at 16529 Cinematic View, east of Jackson Creek Pkwy and just south of the existing Kentucky Fried Chicken.

The development involves a 2,197 square-foot franchise-owned, fast-food restaurant with a drive-through window and structured canopy over it on a lot that is 0.896 acres. The restaurant would include an outdoor patio space and 27 parking spots. According to the application, the building is planned to be single-story with Eldorado stone, reclaimed barnwood and Dryvit finishes and a standing seam metal roof for its exteriors.

AICP Director of Planning Dan Ungerlieder presented the application, submitted by MAH Architectural Group on behalf of Ziggy’s Coffee owners Spiritual Bean 4 LLC, information and required studies to the council.

Mayor Mitch LaKind brought up a concern for traffic safety at the intersection of Harness Road and Jackson Creek Parkway. With the recently built apartment complex nearby coming to “move-in ready” status, traffic going east or west on Harness turning north or south on Jackson Creek has already become problematic, he said.

“What else needs to be built before we get some type of traffic control there to make it safer,” LaKind said.

The mayor did mention he was pleased to see another retail coffee chain location coming to the development, a brand which did not already have locations in Monument. Mayor Pro Tem Steve King said he was very pleased with the design of the building.

“I love the design and we’ve been talking for some time around here, and at some point we’ll probably try to get to it, to come up with some type of design standards,” he said. “That [building] would be the model I would personally want to see.”

The council approved the ordinance 7-0.

Councilman Kenneth Kimple, prior to voting, stressed the need for getting a handle on an updated traffic study for Jackson Creek Pkwy since the existing master study is dated March 2022.

“It is already a debacle as it is, and now we’re going to be adding apartments, homes and businesses,” he said. “But I do welcome this business which is why I’m voting yes.”

After the ordinance was approved, the applicant stated the opening of the location should be in Spring of 2025.
