[CSG PRINT]Palmer Lake likely to weigh 181-acre annexation

The town of Palmer Lake will likely weigh a 181-acre annexation in the coming weeks.

United Congregational Church is asking the town to annex the property south of County Line Road and west of Indi Road ahead of rezoning the land to allow lots with a minimum size of 2.5 acres, according to El Paso County documentation. The property is currently zoned for rural residential use within the county.

The parcel under consideration for annexation could be developed in concert with another 163-acre parcel that is already within the town. Each lot could contain one single-family home, the document said.

The Palmer Lake Board of Trustees was expected to hold a hearing on annexation Thursday, county documents said. But any board decision on the property will likely be pushed back to February, Town Administrator Dawn Collins said. The board must first decide whether the property is eligible for annexation, she said.

The proposal will not be heard by the town’s planning commission to develop a recommendation, she said.

Based on the county documents, homes on the property would have individual wells and septic systems. Black Hills Energy would provide natural gas.

County Line Road would provide access to the property and the Town of Palmer Lake would take over maintenance of the road within the annexation area, the document said.

A traffic study has not been submitted yet, the county document said.

El Paso County commissioners are slated to acknowledge the annexation Tuesdaytomorrow. The board does not have the power to approve or disapprove annexation requests, although they can make comments on the plan.

The company representing the United Congregational Church did not immediately respond to questions about the project, such as a request for timeline of the development.
